August 14, 2009 To: President The Stock Exchange of Thailand Re: Declaration of the Operating Results of Noble Development Public Company Limited and Subsidiaries According to the performance of Noble Development Public Company Limited "the Company" and its subsidiaries for the six months ended June 30, 2009 reported net profit of Baht 189.54 million which Baht 109.32 million was the net profit from the second quarter, changed more than 20 percent compared to Baht 90.94 million of net profit at the same period of the previous year. The Company would like to clarify that the change of the performance is mainly due to 1. The Company realized the revenue from real estate development business for the second quarter of the year 2009 increased by Baht 117.35 million or 20.5 percent comparing to the same period of the previous year, which mainly due to the success from sales of Noble Cube Project and progress of construction of Condominium Projects. In addition, as of June 2009, the Company has unrealized sale (backlog) approximately of Baht 3,300 million. 2. In the second quarter of the year 2009, the Company's revenue from rental and service was increased by Bath 10.83 million comparing to the same period of the previous year. 3. The Company's net profit margin before income tax and net profit margin for the second quarter of the year 2009 were 18.9 and 15.5 percent respectively. Please be informed accordingly.
