November 10, 2009 To: President The Stock Exchange of Thailand Re: Declaration of the Operating Results of Noble Development Public Company Limited and Subsidiaries According to the performance of Noble Development Public Company Limited "the Company" and its subsidiaries for the nine months ended Sep 30, 2009 reported net profit of Baht 318.20 million which Baht 128.67 million was the net profit from the third quarter, changed more than 20 percent compared to Baht 81.16 million of net profit at the same period of the previous year. The Company would like to clarify that the change of the performance is mainly due to 1. The third quarter of the year 2009, the Company recorded revenue from real estate development business of Baht 733.48 million, which increased by 33.6 percent,compared to Baht 548.97 million of the year 2008. The increase of revenue in the third quarter was resulted from the successive sales of Noble Cube Project and construction progress of Condominium Projects. In addition, as of Sep 2009, the Company has unrealized sale (backlog) approximately of Baht 4,200 million. 2. Selling and administrative expenses for the third quarter of the year 2009 decreased Baht 20.21 million from the year 2008 and was equaled to 12.8 percent of revenue from sales and services, compared to 20.8 percent in the previous year. 3. In the third quarter of the year 2009, the Company's net profit margin before income tax and net profit margin were 22.8 and 17.1 percent respectively, which increased from 21.6 and 14.5 percent of the year 2008.
